Current remodel-1348 Bechtel Street Monaca

I received a call from Amy Logan about a listing she had coming up on Bechtel Street in Monaca PA. I met her at the house and she went over the scope of work she thought the house needed. She felt new flooring and painting would do the trick. However, I disagreed and felt that the dated bathroom and kitchen should be addressed as well. I have flipped over 50 homes, and there really are homes that are “all or nothing". From an investor standpoint, the Bechtel home is an all or nothing home remodel. That is, minor updates will not add much value to the home if the major flaws, like the kitchen and bathroom are not addressed.

I talked to the seller and told him that we need to remodel the kitchen and bathroom, add new flooring throughout the entire home, add new outlets and switches, paint the interior of the home ( ceilings, trim, walls doors….dreaded wall paper removal) and update the lighting. This scope of work involves replacing supply lines and rewiring. He agreed to the work and we started on April 4th.

I personally feel the seller will get a minimum of double their investment on the value we add to the home with our contracting services. That is, for every dollar they spend on our services they will get two dollars more out on the sale of the home. See pics from week one of remodeling below…
