Back in April of 2024, Amy Logan called me about a listing she had. She wanted my take on what should be done to the house in order to get it ready for the market.
When I stepped into the house I immediately thought the house needed far more than just painting in order to maximize its resale value. Amy agreed but said she didn’t think the sellers had the money to do more than painting. I asked her what the ‘as is’ sale price would be, that is, if the sellers just listed the home and did nothing to it. She felt it was around $170,000. I know the market fairly well and I agreed with her.
The sellers agreed to have some wall paper removal and painting done. However, when my main contractor, Daniel, showed up to the job, he was super disappointed that our scope of work was so limited. He wanted to remodel the entire main floor. I wanted to as well, but I was told that the sellers might not have the money to pay for it.
I then received a call from the sellers, as they wanted to ask a few questions about the project.. I took this opportunity to urge them to let us remodel the main floor (this was a ranch home). I told them that the best contractors are in their house right now ( together, Dan and Tim and I have flipped over 50 homes and we are now building homes) and that we could add resale value to the home far beyond the cost of our contracting services. After talking with the sellers for a few minutes they were on board, but told me that that don’t have the money to pay for the remodel. I was disappointed but then, before really thinking much about it, I blurted out that I will cover the cost of the remodel and that I can be paid at the closing sale of the house. There was silence for a few seconds. Daniel was shocked at my offer and so was I. My other contractor Tim was standing there and just smiled and walked away. The silence was broken by the owners saying …"Let’s do the full remodel".
Anxiety kicked in a little bit, but was soon replaced with excitement because I knew we would knock this remodel out of the park for the sellers. Dan, Tim and I know how to add value to homes because we have been doing it for over 12 years!

We completed the project at the beginning of May and the house was listed…
It sold in two days for above $280,000! The cost of contracting services was $38,000. We added about $110,000 to the sale price of the home!

This means the sellers received about $70,000 more dollars than if they would have just listed the home ‘as is’ without having to pay anything out of pocket! The immense value we added to the home paid for our services. Does it get any better for home sellers??? The sellers and Amy were incredibly grateful for the service we provided.
Remember not all homes need a full remodel. Oftentimes a high-end paint job, some new light fixtures and fixing minor issues are what most homes need in order to maximize the sale price.
