The Crew adds value to 154 Kruger Circle, Evans City, PA
I had the pleasure of meeting the owner of 154 Kruger Circle, Denise, at a Cranberry Chamber of commerce event. As we were discussing business, I was telling her how I offer so much value as a realtor in that, myself and my general contractors, can increase the value of a property in a matter of a couple of days for a for a very cost-effective price. Furthermore, if anything comes up on the inspection report, my general contractors can handle the repairs. Talk about a stress free experience for sellers. At the end of the evening we exchanged business cards and she informed me that she would like to list her home with me.
Several weeks later I drove out to her house to see what could be done in order to increase the sale price. She had told me that her shudders needed repaired or replaced at they were damaged in a wind storm. I brought my head contractor Dan with me and he commented on the contractors grade light fixtures on the main floor as well as how the kitchen had no hardware on the cabinets. Most of the house was fine in terms of painting but the kitchen island was very scuffed and needed painted as well as the front porch and some baseboards in the house needed a fresh coat.
She agreed to the scope of work, which was minimal, but effective. We replaced three light fixtures, fixed the shudders on the front of the house, painted the front steps, added hardware to kitchen cabinets, added hardware to the bathroom cabinets, painted the kitchen island, painted baseboard in the foyer and master bathroom. The total for services rendered (materials and labor) was less than $1200. However, the these small changes made a large difference in how buyers viewed the house.
The house and since been listed and sold! This was back when I was a part of the Marianne Hall Group (an amazing team). Present day I am not on a team and am with Coldwell Banker.
